Most of the properties we work on sit on heavy clay that soaks up water slowly, get somewhere around 16 inches of precipitation in a year, and then take the July and August monsoon storms that drop a month of that in an afternoon — on top of spring snowmelt. That combination, not a plant list, is what decides whether a yard still looks right in five years. It is why the most common call we get is standing water, a soggy lawn patch or a bed washing out, and why our landscape design work starts with how your property sheds water before it gets anywhere near planting.

We are based in Monument and take work within about 35 miles of it — Colorado Springs, the Tri-Lakes towns, Black Forest, Falcon, Fountain, Manitou Springs and north to Larkspur and Castle Rock. On a first visit, free and on site, Chris and Simeon walk the property and look at:

• Which way the ground actually grades — toward the house, or away from it.
• Where the downspouts let go, and how far that is from the foundation.
• Sun and wind exposure, which rules a lot of plants in or out on a south or west wall.
• Whether each bed wants rock or shredded cedar — rock radiates heat and is close to a permanent decision, mulch feeds our clay soils but needs topping up every few years.
• How much turf you genuinely use, since grass is the most demanding thing in a Colorado yard.
