Drainage is the single most common problem we are called out for around Colorado Springs, and it is usually fixable. The trouble almost always comes from a few predictable places: heavy clay soil that does not absorb water quickly, a yard graded to slope toward the house instead of away from it, downspouts discharging right at the foundation, and the July and August monsoon storms that drop a lot of water in a very short window. Add spring snowmelt and you get standing water, soggy patches, eroded beds and, at worst, water finding its way toward your foundation.

We diagnose before we dig
The spot where water pools is very often not the spot causing the problem, so digging in at the puddle is how people spend money twice. We walk the whole property and look at how all of it sheds water — the grade, the roofline, where the downspouts let go, what the neighbouring lots do — and then fix the cause. If we find something structural, a foundation issue or a serious sub-surface problem, we will tell you straight and point you to the right specialist rather than burying it under new landscaping.
What the fix usually looks like
Which of these you need depends entirely on what the walk-through turns up:
- Regrading and resloping, so the ground falls away from the house rather than toward it.
- French drains to collect and carry off sub-surface water.
- Dry creek beds — a drainage channel in river cobble that does a job and still looks like a feature.
- Swales to move surface water along a controlled route.
- Downspout extensions to get roof water clear of the foundation.
- Reworking beds and hardscape so water has somewhere to go instead of somewhere to sit.
Why monsoon season decides the design
A drainage solution sized for an average rainfall week is not a solution here. July and August storms deliver their water fast, and clay cannot take it in at that rate, so the water runs across the surface and finds the lowest thing in its path. Rounded river cobble looks softer but migrates; angular gravel locks together and stays put on a slope. Mulch on a steep slope simply washes out in monsoon season without proper terracing or edging.
