The longest growing season in the region

Soils through southern El Paso County lean towards heavier clay with less of the sandy, granitic character found up around Monument and Black Forest. Clay holds water, compacts under traffic and moves as it wets and dries — so drainage planning, base depth under hardscape and bed amendment matter as much here as they do in the city. Where water collects against a foundation or sits in a low spot after a storm, the fix is grading and drainage, not more plants.

Usually by a week or two, and the fall runs later as well. It is still Colorado — a late frost is always possible — but Fountain has the most forgiving season in our service area.
Water pools in my yard after a storm. Is that fixable?
Yes, and it is usually a grading problem rather than a soil problem. Clay soils drain slowly, so water needs a designed path away from the house — regrading, a dry creek bed, a French drain or a combination. Left alone, standing water near a foundation is the expensive version of this problem.
What is the lowest-maintenance option for a rental property?
